A Few Suggestions for Swifter Turn Times

The appraisal profession is continuously evolving. Regularly, it seems, appraisers are asked to include more information or have steps added to their research. All of this is to guarantee the end user is presented with the best data to be had. In order to keep up with the constantly changing requirements, ASAP Appraisal Group is constantly acquiring additional tools and improving processes in order to increase efficiency so we can do more work for quickly. Since ASAP Appraisal Group knows that time is important to everyone, we've listed some things you can do to accelerate the process on any appraisals ordered from ASAP Appraisal Group.

Order your appraisals electronically.
When you order online, you get automatic e-mail confirmations that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to retype information from a fax, and nor will you wonder whether the order was received.
Make sure that the subject property information is accurate and complete.
There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales in the area is welcome — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

If you have any questions about your property or an appraisal we're working on for you, you're always welcome to call us at

Are you telling us up front any characteristics of the property that might make it unique?
It's relatively easy to appraise a cookie-cutter home. Most of an appraiser's time is spent analyzing how elements unique to a property contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique characteristics of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's susceptible to flooding. These are things we will find out on our own anyway, and knowing them sooner makes your report arrive without delay.
Did you make the homeowner of the home aware of what to expect?
One of the most inefficient steps of the appraisal process is setting an appointment with the occupants of the home. Many current homeowners are justifiably apprehensive with the notion an unknown persons wants to come in their house, look around, and take abundant notes. A common belief is that they have to make the place spotless before the appraisal inspection, under the impression that will increase the appraised value. And will put off the inspection until they have cleaned.

Hearing from you -- the person they've been working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one little bit, and likely shorten the time it takes to inspect a home. Please feel free to point your clients to our website, where we have multiple pages of useful information for homeowners and others describing the appraisal process. They can even call us if they want to meet the staff and learn more about our services. Remind them it's to their benefit to set the appointment soon!
